Cosmetic Improvements Will Help Sell Your Home
First impressions make a huge difference. If the first time you met your Realtor he or she was appropriately dressed, calm, and confident, you got a feeling of organization and competence. If, on the other hand, he arrived in shorts, looking sweaty, and zoomed up barely on time after a golf game, you got another impression. If she arrived late, with hair askew and papers falling out of her briefcase, you got yet a different impression.
What impression will your house make the first time buyers see it? Calm, serene, and well maintained… or disheveled and run down?
When buyers pull up in front of a home for sale they either think "This is nice, I might like this," or "This needs some work." So do a little cosmetic work outside before your home is shown.
If you have a wooden fence, freshen the paint, tighten the gate hinges, and make sure the latch works properly. Then look at the house trim. If it's peeling, scrape it and paint it. How about the front door? A new coat of paint might be just the thing to make that all-important first impression a good one. Look at your door mat too… should you replace it with a new one?
If the season is right, plant flowers. And unless the season is right, remove all holiday decorations!
Inside the house, fresh paint can make a world of difference. Give it a critical look - if it appears tired or dingy, or if the colors lack universal appeal, repaint.
What about your flooring? If it is worn or if you have chosen wild colors that only appeal to you, replace it with something neutral. You want buyers to be able to picture themselves and their belongings here. You don't want them to start thinking about all the work they'd have to do before they could move in.
Now take a look around the house and try to see it with a stranger's eyes. Are there cracked or broken switch plates? Do you need a new trim piece where the dog chewed it? Should you replace a hollow core door that somehow got a hole punched in it?
Even small things like putting a new slipcover on the sofa or replacing some of the pictures on the wall can make a big difference in the overall appeal of the house. And when you list your home for sale, you want the greatest appeal possible.
Give your house every chance to "feel inviting" to potential buyers. Give it those little cosmetic touches that produce the "Wow" effect.
