Beginning the Search
You’re ready to buy a home and hoping to find the perfect one – the one you’ll immediately know is “home” It is a daunting task but it has gotten much, much easier than it used to be. Why?
THE INTERNET! No longer must you, or should you, rely solely on an agent to locate property based on what you’ve told them. They will almost certainly fail to show you something you’d really like to see. The Buyer is the one who best knows exactly what they want – so I encourage my clients to join with me in searching the property for sale listings.
That’s why my web site’s Search MLS Listings feature is designed to allow you to easily see details and pictures of any of our Tri-City area’s 6,000 plus MLS Listings – the same ones available to me and other real estate agents. You can quickly reduce listings shown to those meeting your requirements by entering and changing the search criteria. And by marking and saving your Favorites, you will be able to come back any time and pick up right where you left off by going to your Saved Favorites.
While I’m happy to do all of the searching based on what you tell me, you really should join me if you can. Together, as a team, I’m confident we will reach our goal of finding that one “dream listing” that’s perfect for you.
At the beginning, it will be beneficial if you take time to sit down with pen and paper, and the other people involved with your decision, and make a list. Think of everything that matters about your new home. Write down all your wants and needs. After considering everything, you should be able to make two lists. The first includes everything you must have in your new home and the second is a “wish list” - things that would be great but are not an absolute must. You’ll save hours and improve the results of your search for a home merely by eliminating homes for sale that don’t meet the criteria on your “must have” list. Since finding a home for sale that meets every want and need is a rare occurrence, you should choose your priorities wisely – your “must have list” should include only things you absolutely must have.
Now share your lists with me. If both you and I have your lists, it will be far easier to narrow our search to the home of your dreams.
Following are some of the things you may want to consider. Begin with location. Do you want your new home to be in Tennessee or Virginia, in a city or a rural area, and in or near which city? Then there’s the property size. Do you want a small yard for easy care or a specific number of acres for gardening, farming or whatever?
Then, of course, what about the house itself? You should definitely include the minimum and maximum number of bedrooms and baths and maybe which floor the Master Bedroom must be on. You will probably want to specify a minimum and maximum for finished square feet and possibly when the home was built, remembering that both will have a bearing on the cost.
There could be more and that’s where it can get complicated. But do the best you can – serious thinking now will pay big future dividends. List everything that really matters to you and to the others who will share your home. Consider your lifestyle. Are any special rooms necessary? Do you need an office, an exercise room, a separate TV room for the kids, a crafts room, or something else? Do you have large furniture that calls for spacious rooms? Do you need open spaces for entertaining, or are you more comfortable with a small and cozy living area? Do you want everything on one level or do you long for a basement or a second story? Should your house have an attic for storage? Do you need a garage? If so, should it have room for a work bench or separate shop area?
